Est. for the small operator— made by hand

A calmer way to run
rental properties.

Occupello is a small, AI-assisted workshop for landlords and managers who still answer the phone themselves. We tend to applications, rent, tickets, contractors, invoices and vacant units — with the kind of care a spreadsheet cannot offer.

Quietly serving 1,400+ units across 38 small portfolios.

Four small chapters —

An honest workshop for every part of the day.

We chose four jobs that wear out small operators and rebuilt them with patience. No dashboards that demand attention. No notifications that beg. Just steady, well-made tools.

Chapter i.

Tenant applications, read by a careful eye

Listings, inquiries, screening and approval kept in a single tidy folder. Our AI summarizes risk flags and surfaces the documents that matter — never deciding for you, always showing its work.

Chapter ii.

Rent, the way your tenants actually pay

Zelle, ACH and card sit alongside a proper ledger with reminders, late-fee rules and reconciliation. Partial payments find an exception queue instead of your inbox at 11 p.m.

Chapter iii.

Tickets, triaged like a good super would

Tenants send a photo and a sentence. The system reads it, sorts urgency, finds the right trade, and opens a work order with an SLA timer — before you've poured your coffee.

Chapter iv.

Contractors, matched and trusted by record

A directory by trade, geography and history. Jobs are offered to the right hands first, escalated if no one accepts. Invoices arrive, get checked against the work, and pay on your nod.

A short story —

From "the sink is leaking"
to a paid invoice, in four moves.

  1. 01

    A tenant writes in

A photo of a leaking trap. A note: it's been two days.

  2. 02

    The system reads it

Plumbing · urgent · unit 3B. A work order opens itself.

  3. 03

    The right hand is offered

Marco, plumber, two blocks away, four-star history.

  4. 04

The job is done & paid

Photos checked, invoice matched, payment scheduled — by Friday.

The ledger —

Every dollar accounted for, in a hand you can read.

Zelle is convenient — but it isn't a system. We pair it with ACH, card, a proper ledger, late-fee rules, partial-payment exceptions and a paper trail your accountant will quietly thank you for.

  • Auto-reconcile Zelle by reference & sender
  • ACH and card as patient fallbacks
  • Late fees, reminders, receipts — your rules
  • Anomaly checks on contractor invoices

Vacancy & marketing —

The day a unit is ready,
the listing is already written.

When the last work order closes, we draft a listing in your voice, suggest a photo list, and quietly post it to the channels that fill your kind of unit fastest. Inquiries land in the same folder as the eventual application.

Letters from the field —

What managers tell us, in their own words.

It feels like software written by someone who has actually fixed a sink.

Our contractors get jobs faster than I could text them. The invoice math just… checks out.
